I am happy to present to you our 37th local business spotlighted in the Pay it Forward feature – CJS Property Services.
Our recent Lake County business featured was AMP’d Studios and owner, Amanda Santana chose to Pay it Forward to CJS Property Services.
The catch is that I will not choose the next business to interview, but the current spotlighted business will choose who I will interview next. Local businesses will Pay it Forward.
CJS Property Services is locally owned and operated by Chad Elliston. He is an honest handyman that specializes in property vegetation management, junk removal and demo.
Chad’s property services include everything from fence & gate repair to maintaining a fire safe property through the recommended method of STRING trimming.

1. Why did you decide to start your own business?
There were several factors that made me decide to start my own business. One major factor was consistently being away from my family on a weekly basis. I was fed up of missing moments in my daughters’ lives and days were passing quickly.
Life is too short to live and take chances. I figured, why not? I saw an opportunity to offer a more personalized, reliable property management service and just went for it. Plus, I enjoy helping people with their properties, so it made sense to turn that passion into a business.
2. What advice would you give to someone just starting their own business?
Find good help. Seriously, having a solid team around you makes all the difference. Don’t be afraid to adapt and learn as you go. Listen to your customers and keep improving.
3. What routines do you follow each day?
My day starts with loading up supplies and getting ready for the jobs ahead. I always call or text clients the night before to confirm appointments. Then it’s job to job, making sure everything’s done right. After work, I make time for my family, which is super important to me. In the evening, I schedule the next day’s tasks, handle estimates and invoicing, and then spend time with my family before their bedtime.
4. Where do you see your business in five years? Ten?
In five years, I’d like to see the business the same size but more profitable with less overhead. We’re aiming to streamline things and boost efficiency while keeping our service top-notch.
In ten years I hope to have even stronger relationships with our clients and maybe expand our services a bit, all while staying true to our core values.
5. How did you market your business when it was brand new?
When we first started, we went old school with flyers, door hangers, and yard/pole signs around the neighborhood, which we still practice to this day. Facebook is great for reaching more people, too. In all honestly, a lot of it was just talking to people and spreading the word. Building trust through word of mouth was huge. We built our reputation by walking in and talking to people, fostering trust and connections within the community.
The importance of our marketing is to show people everything we do. Most people forget we offer handyman services alongside our property management services. All our services work well together; making it a one-stop shop for most of our clients.
6. If you could spend the day with anyone (living or who has passed on) who would it be and why?
My family. Family’s everything to me. Spending time with them keeps me grounded and motivated. Their support means the world to me, and there’s nothing better than being with the people you love. My family comes first in any situation and having them help and support me through this business has made all the hard work each day worth it. To be able to come home at the end of every day is what I appreciate the most.
